Crane erected, foundation work begins as Ansay Development wastes no time getting started on 51-foot-tall lakefront condo, office, retail building

Winter hasn’t stopped progress on Ansay Development’s Newport Shores project.

The most concrete example of this may be the erection of a large construction crane at the work site last week.

The crane, which looms above the lakefront, will be integral to construction of the 51-foot-tall building that will house a rooftop pub and restaurant, 29 condominiums and retail and office space.

It is perhaps the most visible sign of progress on the development, but not the only one.

Concrete footings and foundation were expected to be poured beginning this week, Ian McCain, Ansay’s design/construction manager, said last week.

That work will be below ground and out of sight initially, but in February work will be visible from above ground, he said.

Cold temperatures don’t prevent crews from pouring concrete, McCain said, although care must be taken to keep the ground warm enough for the work.

People curious about the size of the new building can get a quick idea by looking at the site. McCain said the footprint of the new building is outlined by the dewatering tubes on the site.

While progress continues to be made on the building itself, three measures intended to move the project forward were tabled by the Common Council last week. 

Two of those measures involve the vacation and discontinuance of the Jackson Street right of way from Lake Street east and related easements. 

Ansay would take ownership of the street and maintain it for use by the public, McCain said.

The third regards a proposed easement requested by We Energies to relocate an electrical transformer for the marina to accommodate the Newport Shores project. 

Aldermen postponed action on the matters since they did not have the final draft of several of the documents and wanted to know the final location of the new transformer.

Ansay’s Newport Shores project, which was unveiled in 2018, is being built on the site of the former Newport Shores restaurant and an adjoining house.

The project formally began with a groundbreaking ceremony in late October, and the Newport Shores restaurant building and the adjoining house were razed in quick order in early December.

The $20 million project replaces the single-story restaurant building with a modern L-shaped structure with a design by Rinka, a Milwaukee architectural group, that’s intended to play off the lakefront setting.

The first floor of the building will contain a 3,500-square-foot restaurant with a wrap-around deck, three tenant spaces and parking for residents and workers.

The second and third floors will have 11 condominiums each, while the fourth floor will have seven residential units as well as a rooftop pub with a deck.

McCain said Ansay has purchase agreements for 17 of the 29 condominiums.

As part of the project, Ansay has agreed to rebuild the marina fish cleaning station. The new station will be built near the north end of the marina parking lot next to the north slip.

McCain said Ansay will keep the existing fish cleaning station open until the new facility is completed this summer, except when safety concerns due to construction require it to be shut down temporarily.

Ansay is required to complete construction of the new fish cleaning station by July 31.

The company has until March 31, 2022, to complete the Newport Shores project.
