The Village of Saukville will reassess all property this year.

The last time the village performed a revaluation of all property was in 2017.

The revaluation is required because properties in the village are currently assessed at 84.96% of fair market value, well below the 90% required by the state Department of Revenue.

Fair market value is considered to be the probable price a property would bring in a competitive and open market.

Once the assessment ratio falls below 90%, communities have five years under state law to do a revaluation.

The village has hired Menasha-based Accurate Assessor to conduct the revaluation.

A revaluation assures that all property types equally share the village tax burden.

No additional revenues are collected by the village due to a revaluation, though some properties whose value rise more than the average may see their tax bill increase while others may fall because their values rose less than the average.

The new assessment will be reflected in the December 2021 tax bill.

According to the village, not all properties will be visited in the revaluation. Assessors will only visit properties with building permits or sales that need to be reviewed. Assessors will use market data from recent sales and property data already on file.

A notice of the new value will be mailed in late May. That will be followed by an open book period on June 28 for property owners to review their new assessment with the assessor.

Reviews can be done by phone from 1 to 6 p.m. or in person from 3 to 5 p.m.

The village Board of Review will meet from 6 to 8 p.m. Thursday, Aug. 5.
