Town officials call for tests to gauge impact of land division

The Town of Saukville Plan Commission on Tuesday called for environmental and well tests for a proposed land division near the Cedarburg Bog that opponents say would increase water runoff and endanger an environmentally sensitive area.

Commission members also said that it appears unlikely that town ordinances will allow Dan Moffett, the developer, to create four lots as he hopes.

That’s because all the lots would rely on the same private drive, which already provides access to another home.

Town ordinances say only three properties can have access off a single private driveway.

Moffett wants to buy about 52 acres at 2445 Hillcrest Rd., west of Highway I, and divide it into four lots of 10 to 15 acres each.

Moffett said he plans to build a house on one of the lots, and a family member will build on another. 

The proposal drew about two dozen opponents to last month’s commission meeting. More than a dozen residents were in attendance Tuesday.

Wetlands dominate the area, which includes the headwaters of Mole Creek, the only cold-water stream in Ozaukee County. The property also borders the Cedarburg Bog, a valuable natural resource.

Commission members voted that an environmental study by Ozaukee County be done on the property and that a test well be drilled to gauge the drawdown effect the additional homes would have on other area wells.
