Grafton Commons fills vacant store

T.J. Maxx moves into former Best Buy site that has sat empty since 2018

The Grafton Commons has a new tenant.

T.J. Maxx has moved its longtime Brown Deer store to the shopping center in Grafton.

The new location opened on March 18 at 1080 N. Port Washington Rd.

T.J. Maxx is occupying the former Best Buy store, along with discount retailer Five Below.

Best Buy closed in November 2018 after 10 years in business. Representatives of Best Buy said the company did not renew its lease in Grafton because the company overbuilt.

The shopping center was purchased in 2018 by Milwaukee-based Marcus Investments and is managed by the investment firm’s real estate arm, Berengaria Development. T.J. Maxx and Five Below were signed in 2019, putting the shopping center at 100% occupancy.

The 239,177-square-foot Grafton Commons includes four buildings housing Kohls, Dick’s Sporting Goods, Michaels, Aldi, PetSmart, Steinhafels and Costco.

T.J. Maxx is occupying 23,500 square feet on the east side of the Grafton Commons building. That includes a 2,385-square-foot addition built along the northeast corner of the building.

T.J. Maxx is a discount apparel and home fashions retailer.

Five Below, a company that sells products marketed for children and teenagers for $5 or less, opened last year in 8,665 square feet on the west end of the space, next to Michael’s.

T.J. Maxx currently has 12 stores in southeastern Wisconsin.
