Village poised to hire help in developing business park

Board will consider using consulting firm to decide best options for new site

The Village of Fredonia is looking at hiring a consultant to determine where and how to develop a new business park.

The village “desires to create a tax increment finance district and develop their next business park, increasing their light industrial land inventory,” according to a proposal from Newmark Knight Frank Real Estate Services (NKF).

The main focus for industrial expansion, according to the proposal, is the southwest portion of the current business park at the south end of South Milwaukee Street.

“(NKF’s) vision for the parcel includes developing the property with the greatest amount of flexibility,” the proposal reads.

The project could include multi-family housing as well as business development.

Public Works Director Roger Strohm said other potential sites include land east of Highway 57 and land north of the Northern Ozaukee School District campus.

The village Plan Commission recommended last month that NKF be hired.

The matter is slated for action at the Village Board meeting Thursday, July 18. The meeting begins at 7 p.m. at the Fredonia Government Center. 

The proposal calls for the village to pay NKF $75,000 in three installments over three phases of the program, Strohm said, with the village able to end the process at any of those points.

Those payments would apply to real estate commissions on the sale of properties “if we develop a business park,” Strohm said.

The first step in the process is assessing the availability of land and the willingness of land owners to sell and for how much, according to the proposal.
